Your Agent refers your sale to us or You contact us to request a quote and complete the initial information we require to progress your by clicking on the link in your quote or engage us today. You will get access to SalesDesk so you can start the process and we will contact your Agent.

When we received the referral from your Parnter Agent, You will immediately be sent a request for some important information about your property so we can start to prepare your Contract for Sale. If your appointed Agent is not a Partner Agent we will contact them to complete this. Your Agent can complete the instructions with You or can help You however only You, the Seller, can submit your instructions to us using your your unique SalesDesk account. You will receive reminders from us if this hasn’t been done.

Searches & Tasks

As soon as we receive your instructions we obtain all the legally required searches for your property sale, we may also have further requests for You that are required before we complete your Contract for Sale. You can provide these to us easily through SalesDesk.

Contract for Sale

We prepare your Contract for Sale and distribute it to You and your Agent. Regardless of whether You are selling by auction or any other means You and your Agent are ready to market your property, within as little as 2 days (if required).

You and your Agent find a buyer or a number of buyers for your property. If the buyer’s solicitor or conveyancer seeks to negotiate some terms in the contract (other than the price) they will contact your Agent and us with these requests. This may happen a number of times particularly if You are selling at auction. Remember the more potential buyers the better your sale price might be!

Exchange Contract

Once any negotiation is completed we will prepare the Exchange Contract and provide it to You, your Agent and the buyer’s solicitor or conveyancer. If You are selling at auction this will occur prior to the auction so everything is ready to go on auction day! We seek your instructions where required and will co-ordinate everything with your Agent so You don’t need to worry at all!

Your Agent will co-ordinate with You and the buyer to sign the Exchange Contracts, together with some other documentation. Your Agent will take the buyers deposit money into their Trust Account which is protected by a statutory insurance regime.  If You are selling at auction this will occur immediately after the auction is completed. After Exchange has occurred your Agent will upload some documentation to SalesDesk and send the contract signed by the purchaser to us by post.

Settlement

Settlement

Immediately after Exchange has occurred it is time to start preparing for settlement. There is often more information required at this stage. You will be able to complete any requirements at your SalesDesk. Once we receive the information we will prepare for and arrange settlement for You. A few weeks out from the Settlement Date we will ask You to confirm some information about where You want the purchaser’s funds paid. On the Settlement Date, soon after settlement has occurred, we will let your Agent know to release the buyers Deposit to You (less any Agents fees You agreed) and to deliver the property keys to the buyer. Your Agent should be as up to date as we are and will be able to guide You on what to do and what not to do on the Settlement Date.
